New Building Regulations Impact Lightweight Buildings Insurance

Owners and operators of lightweight or poorly constructed buildings such as some village halls, community centres, scout huts, and school buildings, need to be aware that the greater emphasis on green compliance will affect them should they need to claim for extensive repairs.

Part L of the Building Regulations (Conservation of Fuel and Power) significantly raised the standard of allowable thermal emissions, and with many of these types of buildings throughout the UK failing to comply, difficulties are likely since regulations will be applied retrospectively, if a building needs to be rebuilt or extensively repaired – typically after a fire.

Additional costs to meet the new standards could be anything up to 50% higher, and this needs to be reflected when setting up insurance packages.
